Included with every home manual.
Every home manual includes Astra Intelligence: a grounded assistant that answers homeowner questions from the property’s actual records, not general guesswork. It is included for the first year on every engagement.
Astra does not invent coverage, safety instructions, or facts the record does not contain, and it tells confirmed home information apart from document evidence the homeowner has not yet approved. After the included year it renews at $249 a year for the standard home manual and $495 a year for estate-level service, billed to the homeowner, not to you, nothing recurs to the agent.

Estates with several structures begin at $2,995 and extend the record across all of them; complex estates are quoted individually and designed around the residence itself.

Questions agents ask before their first home manual.
How much work does this require from me?
Very little. You provide what you already have on the property, disclosures, manuals, warranty paperwork, vendor contacts, and our team collects, organizes, verifies, and delivers the finished home manual. There is no software for you or your client to set up.
How far in advance of closing should I order it?
As soon as you know the property and the closing date. Most home manuals are completed within 3 to 5 business days after all required records are received; large or complex estates are quoted separately, and your advisor will confirm a timeline scoped to your closing date during the consultation.
Can I order this for an individual client, or does my brokerage need to be involved?
Either works. Agents can order a home manual for a single closing, and brokerages can set up a standing program for their team. There is no requirement to route it through brokerage marketing.
What happens to the home manual if my client sells the home again in a few years?
The homeowner can transfer the home record to the next owner when the home is sold. If that happens, we will confirm with everyone involved how access and agent credit are handled for the new owner.
Do I need to install anything or ask my client to download an app?
No. The homeowner signs in to their private, branded home manual from any browser. There is no app for you or your client to install.
Is WHL Residence a home warranty or inspection service?
No. WHL Residence organizes a property's existing systems, documents, warranties, and vendor information. It does not inspect or certify the property, replace licensed professionals, or provide emergency services.
